Located on the northeastern coast of Abu Dhabi, the 633-heactare Al Reem Island, will be home to an estimated 280,000 residents upon completion and will be connected to Abu Dhabi, Sowwah and Saadiyat Islands by nine bridges. Cityscape magazine reveals more
This ambitious project started in 2006 and will be completed in phases until 2023 in line with Abu Dhabi’s Urban Planning Council plan 2030. Besides residential, commercial and retail spaces, the development will also feature hotels, spas, schools, clinics and a golf course. Approximately 40,000 to 50,000 residential units and over 5,000 retail and office spaces, as well as several hundred hotel rooms and suites will be available at Al Reem upon its completion.
The development is divided into four sub-projects including: Al Shams, Najmat (20 million sq ft), Marina Square (13.2 million sq. feet) and Addax Port. Tamouh Investments owns 60 percent and will have seven certified green buildings on the island, each will have roof gardens and incorporate district cooling and energy-saving systems. Water treatment and polishing plants will recycle water that will be used in watering ecologically landscaped areas across the island. A standardized lighting system will be applied across the island featuring LED lighting – said to be the most environmentally friendly and energy saving system. More developments by Tamouh on the island are set to include: Abu Dhabi Downtown, City of Lights, Danet Gateway and Meena Plaza. The remaining 40 per cent of the development is owned by Sorouh (20 percent) and Al Reem Investments (20 percent). The Al Shams and Najmat projects alone cost almost $15 billion.
Marina Square
Billed as the capital’s new ‘lifestyle community’, this development will be set amidst tranquil blue sea and is the first phase of this iconic, multi-billion dollar development. A mixed-use community consisting of residential, commercial and hotel components, Marina Square will cover a total of 66 acres comprising built-up space of more than 1.13 million square metres. About 8,500 people will live in Marina Square when they move into one of the 13 residential towers or the corporate office tower complemented by a hotel, serviced suites and an up-market mall. Marina Square will offer 3,500 residential units ranging from one to four bedroom apartments and luxury villas that offer spectacular views of the marina and Abu Dhabi City Centre.
SHAMS Abu Dhabi
This is Sorouh’s landmark development on Al Reem Island. As the future home to 45,000 residents, SHAMS Abu Dhabi will become a self-sustaining city designed around canals and parks, integrating world-class master-planning practices and extending the lush green of Abu Dhabi's landscape. Sorouh Real Estate PJSC is one of the largest real estate developers in the UAE and its current mandate includes more than AED 70 billion (USD$ 19 billion) worth of projects in planning or under development.
SHAMS Abu Dhabi features several projects including: Shams Park, Shams Gate, Sky Tower, Sun Tower and Marina. Construction of Sun & Sky Towers, including the Podium, basement and car park, is 99.3% complete. More than half of the residential owners in Sky Tower have completed the pre-handover inspections of their properties with the process set to continue.
Najmat
The real estate arm of Reem Investments – is the master plan developer for two mega projects Najmat and Rawdhat along Airport Road. The US$8 billion Najmat development will be spread over 16 million square feet of which 55% will be kept free for paths, parks, children’s playgrounds, bicycle routes and minimal surface parking. It is expected to accommodate 80,000 residents, which translates to 16,000 residential units (based on Abu Dhabi’s average household size of 4.9) and over 3,000 commercial units. Comprising a total of 60 million sq ft of GFA, these projects are on track and are making their mark on the Abu Dhabi real estate landscape in terms of creativity, design and functionality.
Rawdhat
This development will be a vibrant, family oriented area with the emphasis on greenery and lush scenery. Extensive residential amenities and facilities are interwoven into the lush vegetation and offer opportunities for social interaction, leisure and recreation. This mixed-used complex has all the conveniences and services of an independent town, yet at the same time is well integrated in the city owing to its strategic location. It will comprise beautifully landscaped parks, scenic trails and walkways, a mosque, quality healthcare, community centre offers all modern facilities ranging from health and fitness club to wellness and recreational centre. In addition, there will be dining outlets, retail outlets, unique entertainment options, cafes and convenience stores.
